Is Colorado’s median home price higher than the national average?

Colorado’s median single-family home price was $220,000 higher than the U.S. median price in 2024, the most recent year for which national data is available.

The state’s 2024 median home price, $580,000, was 73% higher than its median price of $335,000 in 2016. The national median increased by 76% during the same period. 

The most expensive markets in the state for prospective home buyers are Pitkin County, San Miguel County and Summit County, all home to major ski resorts including Aspen, Telluride and Breckenridge. Median single-family home prices in these counties are roughly $8.3 million, $3 million and $2.7 million, respectively, as of April.

Colorado’s median home price rose to $600,000 as of May, and the income required to afford basic living expenses is among the highest in the country.
